WHAT WE DO DIFFERENT: We include 25 Photos, Descriptive Remarks, and a Virtual Tour.

Note- our MLS allows for 25 photos so we ALWAYS include 25 photos for every REO property.

Marketing Photos

WHAT WE DO DIFFERENT: For every listing, we take 60-70 high-quality, well-lit, wide-angle photos. We use a high-end digital camera (SLR). We edit the best photos in Photoshop to make sure they are level and color balanced to show buyers your interior and exterior in the best possible light.

We use the best 25 photos for our MLS and these photos get pulled for our REALTOR.com showcase. Postlets and Craigslist use 18 photos and we pick between 25 and 40 photos for the property website and virtual tour. Where a room is wide enough, we also take 3-6 panoramic shots for the virtual tour.

WHAT WE DO DIFFERENT: We promote every property with a website that includes all our marketing photos, a map, virtual tour, local links, a downloadable pdf flyer of the property and local lender information.

We place a website rider on the for sale sign to allow passers-by to jot down the dot info website for viewing later.

WHAT WE DO DIFFERENT: We include a virtual tour that includes many photos of the interior, map to property, and property flyer. We convert this virtual tour to a YouTube video that can be downloaded at the property with a smartphone QR-Code reader (see below).

WHAT WE DO DIFFERENT: We maintain a REALTOR.COM enhanced "Showcase" listing account. When a consumer searches on the #1 Real Estate search website, our listing is highlighted in the search results.

The enhanced result is surrounded by a drop shadow, highlighted in orange title bar and includes the "25 Photos" and "Virtual Tour Icon".

Basic listings include limited information and only 4 photos.

REALTOR.com "Enhanced Showcase Listing" costs us about $1,000/year to display our properties this way.

Craigslist Ads

WHAT WE DO DIFFERENT: We promote the property with weekly enhanced Craigslist ads that feature lots of detail about the property, 18 photos and open house dates. We've had many agents tell us they new nothing about our property listing but their buyer saw the Craigslist ad. Many of these turned into closed sales.

The basic Craigslist property ads feature limited information and only 4 photos.

WHAT WE DO DIFFERENT: We promote the property through Postlets Pro syndication - another searchable portal for real estate.

The information in a Postlets ad gets pushed out to other searchable real estate website's like HotPads and Google Base. Note that we also include Open House information when we hold an open house.

WHAT WE DO DIFFERENT: We are members of ListHub. ListHub pulls the property feed (and details/photos) from our local MLS and pushes the listing out to over 50 Real Estate websites adding additional exposure to the property listing.

Our listings showing up on real estate website's like GoogleBase, Oodle, HotPads, and others. Consumers use these searchable websites to find properties.

WHAT WE DO DIFFERENT: All our marketing is optimized so that when consumers search on specific area search terms, links to our marketing is returned to the first page of results- most of the time in the first 1-4 spots.
