Dear FSBO...
You must have your own reasons for wanting to represent yourself in selling your home. In our experience, initially, it is impossible to sway a FSBO to come over to the agent rep side. You can click the links at the left to see our opinion on why representing real estate for sale by an owner without the help of a REALTOR is not a good idea and our reasons why you should use a REALTOR- especially our services.
Searching the web, we've seen at FSBO websites, and in our opinion, the owner created marketing is less than desirable and in most case not very polished- nor is it far reaching.
Here is what we will do for you...
We will create most of the marketing assets that we do for our normal listings and brand them to you and your information (there are a few items we cannot do because they inolve the MLS). There will be no links or references to us or what we do- what-so-ever. The marketing will look as though you did the marketing yourself. We have our own in-house design department that takes the high quality photos, does the graphic and web design, and manages the marketing for our listings.
Your Marketing will include (remember these assets will be branded to you):
- Up to 25 well-lit/wide-angle photos to use on your FSBO websites.
- We will design a property Website including your street address domain name and hosting for a year.
- Virtual Tour and YouTube Video and Channel to use in your marketing.
- 2 Sided- For Sale by Owner Property Brochure with links to Property Website and Virtual Tour.
- Postlets Submission that gets syndicated to 12 Real Estate Searchable websites like dot.homes, Oodle, and others - you can read more about for sale by owner Postlets submissions here.
- We will set up a Craigslist ad that features your property information and up to 18 photos (instead of the basic Craigslist ad that features just 4 photos). Craigslists ads expire after 7 days so we will show you how to repost the ad (very easy).
- We will creat a for sale by owner branding graphic that you can use in your marketing.
- If you make any changes to price or details along the way we will make the changes for free.
- We will maintain these marketing assets for 1 year - FOR FREE!
- If you don't like the marketing then no problem you continue going with your own marketing - you can cancel at any time.
- This offer is for any non-distressed Single Family Residence in Solano County.
Here is the catch...
If you decide at some point that you are tired of going it alone and want to enlist the help of a REALTOR for additional exposure, expertise, and connections- YOU CAN LIST WITH US. If you list with us we will convert all the marketing to include us as listing agents like any of our normal listings.
If you decide to list your property with another REALTOR - for whatever reason - you pay us a mere $100 when the property closes - yes when the property closes so there is no money out of pocket until you sell. This is going to be on the honor system so you'll need to let us know if you do in fact sell. The $100 will cover some of our out of pocket expenses buying the domain name/hosting, setting up the virtual tour/video, and gas getting to and from your property when we take the photos. If you decide to work with another agent we will take down the website, virtual tour, YouTube video, Postlets and Craigslist submissions but you can continue to use the photos if you wish. You agent will be responsible for your marketing at this point going forward.
Why would we do this?
Mostly to let you get to know what we are capable of, so when you get tired of going it alone or get frustrated at the lack of inquiries, you will look to us to help you sell your home or property. We are also confident that our marketing is the best and you may have an epiphany and decide to let the us take over. You may also know someone that wants or needs to sell their home and you might refer us to them. We love referrals!
